He or his crew will probably be left alone in your home for most of the time. I always tell my clients that I wont bring someone to their home I wouldnt have in mine. Third--$$ Dont ever pay up front always insist on progress draws if the project is 2 or 3 phases remember If a contractor wants $3000 to do the job and you give him half up front he will be working for $1500. It WILL affect the quality of the product. In 38 years of business I have never taken a deposit and have never not been paid in full remember do what you said you would do for exactly what you said it would cost and there will be no problems with getting paid. one last reminder to clients you are also being evaluated when you interview a contractor. He is sizing you up as well. If he thinks you are a bit sketchy the the price will go up or he wont take the job at all. Plan the workforce. If you intend to not hire a professional crew, you'll need lots of help. There are many jobs to be done. First there's the furniture moving, then wall preparation, floor covering, materials gathering and prep, cleaning, and don't forget everyone will have to eat. It can easily take a team of five people a full ten days to paint a two-story (approx 2000 sq.ft.) home. Get as many people to help as you can. If some can only come one or two days, great. As the homeowner, I've done all of our interior and most of our painting. Whenever you paint, preparation is truly key. Anyone can slap on a coat of paint and call it done. If you want something that looks good and lasts, take the time to clean the walls (also if there is a smoker in the house, nicotine sticks to paint), fill any holes, and take care of any imperfections in the surface. Also, tape off ceilings, door and window frames, and any other place you don't want paint to land. Depending on the size of the room and the number of doors and windows, it might take you 2-3 times the amount of time to prep as to paint. I've never had a contractor paint in my home, but if I did, the first question I'd ask is for a detailed list of how much preparation they would do. If it wouldn't be at least as thorough as mine, I wouldn't hire them. Also, ask about priming before painting, particularly if you're going to cover a darker color with a lighter one. There are now all in one primer/finish paints. If this is not going to be used, ask to have the primer tinted as close to the finish color as you can get.

Painters for the most part will milk a clock for all they can and still do a good job. But amateurs will leave your projects in shambles and the only ones to pay for it is the contractor and the homeowners. But an elite painter and crew will try to complete a project as quickly as possible and move on to the next one. They understand bonuses, incentives, and promotions. My company provides the opportunity for a homeowner to meet each member of the crew and shake there hand on day one. This eliminates the age old problem of who screwed up? Not all people live where they can hire a painting contractor, like you describe. People who live in small towns can only hire painters who have a very small business, and do two or three paint jobs per week. In this case, you do have to be very careful, when you hire a painter, as we have several, in our area, who are out to make a fast buck anyway they can.
My husband has been a professional painter over 30 years. He prides himself in his high level of work ethic and customer satisfaction. He stays up to date on techniques and finishes. He gives Very detail and accurate appraisals with contracts. At an alarming rate, as he starts to finish the last day or the day before, the client starts nit picking and being disrespectful towards his work when every day prior to that, they were very pleased, as he request ongoing satisfaction throughout the job. Then they don't to want pay remaining balance, bicker about final cost, or stop payment. He has a crew he has to pay whether the customer does or doesn't honor the contract as well as our own household expenses. Wasted time ,labor, money and effort lost. Now how do we fix this? Remind yourself and clients that a contract is based on honor.
Not only do I agree with what you are saying; but, I will not use Angie's List for referrals again. Their "A" rated painter did some of the exact things they are now warning against; however, they are still rated "A". I sent in a review and it took eight weeks to post it. They allowed the contractor to lie about what happened as a response. I had proof and photos. Angie's List is a scam; instead ask neighbors and friends for referrals!
Choose based on what's important in the room, whether it be masking dings in foyer walls, highlighting living room trim, or easy cleaning in a bathroom. How a paint will perform has to do with its sheen, or gloss. Flatter, low-luster paints contain minerals that roughen the surface, creating an even coat that hides flaws. Glossier paints have fewer minerals and form a smoother, more durable finish, but they show imperfections.
Unless you like textured walls, don't paint over dust. Wash the walls with trisodium phosphate (TSP) or a mild cleaner, like Jasco's TSP No-Rinse Substitute. For smoke-stained walls, Toto uses a 50/50 solution of bleach and water. To clean a wall, use two buckets. Load up your rag or sponge from your cleaning-solution bucket, and scrub. Before redipping, rinse the sponge in a second bucket filled with clean water.
So sad that Angie's List requires the contractor be notified!! They have lost me as a client. If I'm dissatisfied and want to give an "F" rating (question/workers...I SHOULD NOT be intimidated into passing up an opportunity to explain my experience! Sorry it is difficult to trust almost anyone in the trades. It is easier to do the work myself and not deal with strangers in and around my house. When I have to hire someone I tell them up front that I'll be checking every detail, pay extra to purchase the materials myself, and if they don't want the job - well good! I always fine someone who will work with me as I pay a bonus for that.
Primer:  While technically not paint or a finish, the use of primer is crucial in interior painting. Failing to use primer on a porous surface, such as wood or concrete, can lead to imperfect paint coatings that could end up peeling away from the walls. Primer is also a must if covering up a darker color, as it will take fewer layers to cover the old paint.
Buying a can of premium paint, then bait and switch over to low-line products? Again, complete nonsense. Think about it for a moment; the Painter needs 5 gallons of wall finish. So, he buys one can of premium and the rest 'cheap'? How is he going to hide the 4 other gallons? What's he going to hide it in??? He only has ONE gallon of premium. It's not as though he's going to keep older can labels, they would be covered in paint of a different colour.

When the homeowner is at the point of hiring a painter, they generally will have colors selected or at the very least a color in mind. I always ask for the colors before I bid a job. Dark colors, high sheen colors and specialty finishes require more labor, this drives price. If its not a color change or I'm going over a similar color I give the pricing option of one or two coats. The best advise I can give based on 25 years in the business is to put it all in writing,colors, brands of paint preferred, when the work can be done, who moves furniture and how payment will be handled. I never get up front money. BTW you most definitely get what you pay for with paint. Higher quality products results in and better looking job. Don't be a cheapskate when it comes to paint or the painting contractor.

It should state the manufacturer and type of paint going to be used. Estimate says ALL LABOR AND MATERIALS. My estimates to my customers say "guaranteed coverage" eliminates the conversations of 1 coat vs 2 coat. I have my customers submit colors 5 days prior to start date. Customers need to inform me if they are going to use pure white, dark reds, oranges, and bright yellows they need to inform me in that 5 day window, so I can adjust my pricing for 3 coats. Although this more uncommon now than years past because a lot of paint manufacturers have primer with paint products. Let the contractor know if your doing accent walls. This takes longer to cut in straight lines and it requires the contractor to purchase more paint. If you add anything on the scope of work have the painter write out the description and cost prior to them doing the work. Have the estimate say how many days it will take to perform the work. Ask how many workers will be doing the job. Make sure to enforce that number of workers their everyday until the job is complete. Do not give final payment until you do a final walk through. Walk the job when its almost complete and point out areas that you want fixed prior to the contractors final walk through. Its best to do while the workers are still in that particular area as they will have tarps down and areas covered and it will be easier for them to take care of. Purchase a roll of blue tape and stick it to areas that you want fixed. This is called a punch list.

You may not have heard this since your days in elementary school, but bust out the color wheels here folks (just in case you misplaced yours, we provided one for you). It’s one of the easiest ways to pick out what colors go with each other. Complementary hues (ones that go well with one another) are opposite each other on the color wheel. This isn’t by accident. It’s one of nature’s subtle ways of telling us it’s still in charge.


It’s important to note that complimentary hues work best with each other when they are of the same value. Referencing the provided color wheel, you’ll notice that each pie wedge is segmented into rings of decreasing size. And the value of each hue changes as the rings get smaller. So, if you’ve decided your kitchen needs to be a pure red (the outermost red), then it’s complimentary color is going to be a pure green (opposite & outermost on the ring).

Wall repairs can be 3-5 steps to do repairs ( one per day for good drying of patching material and a good sanding) this is what gives you a good paint job only using high quality paint.
Hi Patty, we are currently working on a manual for commercial bidding which we will provide once it’s completed. Most homeowners choose the middle bid believe it or not. Many companies think they have to be the lowest bid, but after setting up over 20,000 estimates, we’ve seen that the homeowner is often scared by the low bid, and thinks the high bid is too pricey. If your bid is in the middle and you present yourself professionally, you’ll have a much better chance of landing the job.
Second coats on similar colors are almost never recogicnized as being needed until the coat is applied and has dried. ONLY THEN WILL YOU SEE WHETHER IT NEEDS A SECOND COAT or not. Yes, painters can use a cheaper paint then what you paid for. That is solved by getting your own which, I would charge extra for because I will always have to go get more, or add second coat because home owner tried to skimp on paint, or they got the wrong color etc...
Color is always the first consideration when painting a home. Most paint manufacturers offer samples to try that can allow you to make a more informed decision. Because light within a room may vary from wall to wall as well as from day to night, try painting a large piece of poster board in the color or colors you are considering. Move the board from wall to wall and look at it for a minimum of 24 hours at a time in each space to make sure you like the color before committing.
FIRST: Unless you can stay in business painting 1 bedroom at a time for $500-$1000, which you can't, then you will be taking on several thousand dollar contracts that require thousands in Labor and Materials to fulfill the order. Multiply that by 3-4 jobs at one time or in our case 15-20 jobs at a time, YOU NEED TO TAKE DEPOSITS!!! It is horrible business not to take deposits. There are many jobs where its not possible to get a deposit and that is built into or pricing accordingly. If we are not getting a deposit, there is a finance charge built in, contractors are not banks. If you don't have a good feeling about a deposit, your hiring the WRONG CONTRACTOR. Hire people you know or well established businesses.
Not only careful communication is essential, but we would greatly recommend, when you pick out your type and brand of paint that you go and pay for it, with the contractor's discount, which is given by Sherwin-Williams and most paint companies. Then you will know how much paint you purchased and the coverage. If it is possible, inspect the work of the painter daily.
Filling gaps with a paintable acrylic-latex caulk cuts down on drafts and makes your trim look better than new. The secret to using caulk is to cut the tip smaller than you think it should be; too much caulk makes a mess. Also, instead of using a nail to break the inner seal, use a small wire so you don't stretch out the nozzle. Also consider buying a dripless caulk gun, which will automatically back off the pressure after each pull on the trigger to prevent unwanted oozing.
Painting kitchen cabinets provides the customer great value. Refinishing them can be about 30% of replacement. The majority of cabinets that we paint are made of  varnished wood and need a good quality bonding primer. Before we apply the primer the cabinets get washed and degreased as necessary. Depending on the customer’s situation, the doors and drawers can be removed or they can be painted in place. Professionals prefer to remove them, along with the knobs, hinges and all hardware. If possible the doors are transported to a shop where they get spray painted under a controlled environment. They are brought back to be reinstalled after the paint is cured. We recommend two finish coats of cabinet grade enamel paint.
You may think you're home safe with a low- or zero-VOC paint, but once it's tinted with the universal colorants used in most paint stores, it could be anything but. On average, these colorants add about 150 grams of VOCs to a gallon; darker shades have more. To get around this, either settle for colors that are factory-mixed or look for paints with no-VOC tinting systems, such as Mythic, Freshaire Choice, or Yolo Colorhouse.
