You are right on with this - why do people leave switch plates on when it's just so easy to take them off? Another thing that happened to us - we had the popcorn ceiling taken off and the ceiling painted white. When the job was done and I later went to change out all the fixtures/fans, they had left every fixture in place, so there was a large patch of popcorn and unpainted ceiling left behind - it just didn't dawn on me to specify that they take those down before scraping and painting. It was kind of a mess.
I was taught to paint by a professional and when estimating the amount of paint needed, I always allow for a second coat just to make sure of coverage. We interviewed a painter who tried to tell me I bought poor quality paint without knowing where I purchased it, and stated he would have to buy all new paint. He had not seen the cans and was just guessing so I asked him where I should buy paint from now on. It was the same place I had purchased my paint and he wanted to charge me an extra 20 a gallon more than what I paid for. Needless to say, I have interviewed numerous painters and they are not all honest.

Add another $100 to $200 in brushes, rollers, pans, tape, and other materials. Don't forget food, if you plan to feed your workforce. When it comes to materials, not all paints are equal. Some truly cover with one coat, some say they do but don't. Your costs will double if you have to apply two coats to everything, so buying the cheaper paint might cost more in the long run. Trust your paint professional salesman (to a certain degree) to tell you which paint to buy. You can generally go cheap on primer, expensive on top coats.


The article and comments were great information to have before deciding how to go about getting a painting job done. I think the important point is that there are several key choices (who to do the work; color, sheen, quality, of paint; how many coats; amount of prep/repairs to be done and by whom, how long the job will take, provisions for changes, how detailed the contract needs to be; advanced deposit/progress payments/final payment; final inspection, etc.) that need to be made and it requires advanced research and planning in order to become well enough informed to make the right choices. Then it requires spending sufficient time to check materials and inspect the quality of the work while it is on-going, raher than waiting to do it all at the end. President Reagan's philosophy of "Trust, but verify." applies.
Preparing and painting the interior walls of a room can usually be done in a few hours. However, drying time between coats can extend the job to a few days. If trim or ceilings are added to the job, you should account for a few hours for each coat. Projects that are more extensive or customized, involve different colors or types of paint or require extra prep work will take more time to complete.
You have to start with a perfectly smooth surface to end up with perfectly painted walls or woodwork. One pro tells PM that Sander would be a more fitting job title than Painter since he spends so much time pushing sandpaper. Sanding levels outs spackle or joint-compound patches and flattens ridges around nail holes. Sanding also removes burrs and rough spots in your trim.

This article is outdated. Deep based colors were an increase in price back in the 90's. Most stores have a standard price for all colors now. The problems the author are citing are outdated and rarely happen. This is the 2nd time I've seen this article being emailed out, it's irresponsible of angies list to keep sending out this poorly written and inaccurate article.

First, it blocks stains from bleeding through. Second, it allows one-coat coverage for the paint. Third, and most important, it improves paint adhesion, which greatly reduces blisters and peeling.

I had to give an estimate to a lady a few weeks ago who had more stuff around her home than a thrift store including heavy furniture, stuff all over the floor and junk everywhere. I knew if I accepted the job id be a furniture mover and cleaner. I also agree this article makes it seem like the contractor is out to rip off the customers. Not only careful communication is essential, but we would greatly recommend, when you pick out your type and brand of paint that you go and pay for it, with the contractor's discount, which is given by Sherwin-Williams and most paint companies. Then you will know how much paint you purchased and the coverage. If it is possible, inspect the work of the painter daily.

Considering the size of these rooms, one would assume that painting them is quite inexpensive.  Sometimes it is inexpensive but more often than not, it is not the case. The secret to a finish that's free of lap and brush marks is mixing a paint extender (also called a paint conditioner), such as Floetrol, into the paint. This does two things. First, it slows down the paint drying time, giving you a longer window to overlap just-painted areas without getting ugly lap marks that happen when you paint over dried paint and darken the color. Second, paint extender levels out the paint so brush strokes are virtually eliminated (or at least much less obvious). Pros use extenders when painting drywall, woodwork, cabinets and doors. Manufacturer's directions tell you how much extender to add per gallon of paint.
To paint a large section without leaving lap marks, roll the nearly dry roller in different directions along the dry edge, feathering out the paint as you go. After completing the entire length of the wall or ceiling, move to the next section and paint over the feathered edges. For the second coat, apply the paint in the opposite direction. This crisscrossing paint application sharply reduces (if not eliminates) lap marks.

The formula in this article is meant more for a painting company with overhead; insurance, licensing, workers comp, advertising (and of course profit). Your markup should not change even if you’re doing it yourself because you are now trading your time for the labor expense, and time is still an expense.


I managed commercial construction projects for many years, have built and remodeled several properties, and never once have I encountered any of these scams. The tone of this article is deeply troubling. The author seems to be saying that ALL painting contractors are inherently dishonest, and that has not been my experience. The underlying advice here is sound: get it all in writing and cover as many contingencies as possible--so pointing out potential pitfalls like coat coverage is helpful. But do that in the spirit of clear communication of expectations, not with the expectation that the person you are hiring will try to cheat you at every turn. Not every contractor takes outrageous advantage of change orders; not every contractor will sneak past necessary preparation and/or repairs. Contractors of all sorts get a bad rap as it is; reinforcing a stereotype with articles written from this point of view just seems unproductive.

Our hypothetical, 2 storey 2,000 square foot home is 5 years old and located in the suburbs. The home is lightly furnished and the basement requires no painting. The scope of work includes two coats on the walls of 3 bedrooms, the bathroom & powder room, the stairway and hallways. The main floor has an open space kitchen & a living-dining room with an adjoining family room. The laundry room needs to be painted.
I was a painting contractor for many years and never asked for a deposit upfront. A good contractor should have great credit with his suppliers and an even better contract if the deal should go south before the job is done. Get to know your customer and explain how each paint covers so they understand fully before you have to apply 3 or 4 coats. If you didn't bid your job right and the client has already signed the contract then that is on you not the client. Yes I haven had to eat the difference but the client was happy and a return customer for years so I made up for it.
