No need to make special arrangements to check for lead based paint in most instances. Just determine that the paint contractor is a Certified Renovator under the EPA (or state: 10 states so far) Renovation, Repair, and Painting) program. A CR knows how to minimize and contain dust when disturbing lead paint when found. (The CR can also test.) It's usually simple to do so. RRP will add to the cost of the job. The increase is notable for a full exterior paint job if lead based paint found. On interior work, the extra costs are relatively small: a few percent usually. RRP is ONLY about dust from DISTURBING lead based paint.
When hiring a contractor it is always best to hire one who is personally referred to you by someone you trust. Hiring through ads or phone book is hit and miss. Check with your local paints stores, they know the good guys from the bottom feeders. Go to the stores that sell the high quality paints like Benjamin Moore(nonpareil), Pittsburg, Sherwin Williams or Glidden. Don't go the the big box stores for referrals, the people there don't know squat!

Carole, you raise an excellent point that should be included in this list. Any contractor coming on to your property should provide you with a Certificate of Insurance from his agent showing evidence of Commercial General Liability and Workers Comp. Without these protections in place, an attorney for a contractor's worker or a 3rd party injured in the course of the work on your property will name YOU in a lawsuit. It's a minor inconvenience up front to ask for this documentation compared to the cost of litigation when something goes wrong.

I think the important point is that there are several key choices (who to do the work; color, sheen, quality, of paint; how many coats; amount of prep/repairs to be done and by whom, how long the job will take, provisions for changes, how detailed the contract needs to be; advanced deposit/progress payments/final payment; final inspection, etc.) that need to be made and it requires advanced research and planning in order to become well enough informed to make the right choices. Then it requires spending sufficient time to check materials and inspect the quality of the work while it is on-going, raher than waiting to do it all at the end. President Reagan's philosophy of "Trust, but verify." applies.
Pros prefer 5-gallon buckets with a roller grid to roller pans. They hold more paint than pans and, says Doherty, "It's tougher to tip over a bucket." A bucket also lets you box, or mix, two or three cans of paint to avoid color discrepancies. To use a bucket and grid, dip the roller a quarter of the way into the paint and run it over the ramp to work the paint into the nap.
Filling gaps with a paintable acrylic-latex caulk cuts down on drafts and makes your trim look better than new. The secret to using caulk is to cut the tip smaller than you think it should be; too much caulk makes a mess. Also, instead of using a nail to break the inner seal, use a small wire so you don't stretch out the nozzle. Also consider buying a dripless caulk gun, which will automatically back off the pressure after each pull on the trigger to prevent unwanted oozing.
Prep the house. Wash the walls, remove wallpaper, patch, spackle, seal stains, dry and sand before you attempt to paint. Now is also the time to apply painters tape for trimming, lay drop cloths, etc. Remove all outlet and light switch face plates, collecting screws in a zip-top bag (good opportunity to wash the face plates all at once as well). You can also buy your paint at this time. Don't wait until the last minute. It can take hours to mix many gallons of all your colors. Remember that traffic triples at your home-supply and hardware stores on weekends. Buy on a weekday if possible.
You have to start with a perfectly smooth surface to end up with perfectly painted walls or woodwork. One pro tells PM that Sander would be a more fitting job title than Painter since he spends so much time pushing sandpaper. Sanding levels outs spackle or joint-compound patches and flattens ridges around nail holes. Sanding also removes burrs and rough spots in your trim.
If you plan to hire a professional painter (plus crew), you should expect to shell out a few hundred dollars for the average 10×12 room. Depending on your area, this could exclude the price of certain materials. So for a four bedroom house, getting each bedroom painted + the cost of larger common areas (if you’re going for a full repaint) can really add up.
@Neil What is the use of repeating lessons when there is so much more to be learned? Technology has moved on from the adz. Plumbers use PEC, insulation is sprayed, glue-lams allow for open floor plans and furnaces are no longer stoked with coal. As for the new people, if these trades cannot attract fresh blood we will all be unable to get homes built and repairs made. I don't yearn for my first home with the leaky concrete block foundation, failing well pump and an oil furnace held up by the plenum. Before your painter arrives, remove furniture, belongings, wall hangings and window treatments to make it easier for them to get right to work. Once they arrive, your pro will start preparing the inside of your house. Depending on the condition of your walls and the scope of your project, prep work could range from a simple dusting and washing to spackling, sanding, and minor drywall repairs. Your pro may also fill nail holes, caulk cracks around trim, scrape loose paint, skim coat uneven surfaces, mask trim or other surfaces, and apply a coat or two of primer that is suited to both existing and new paints.
It pays to be proactive regarding home improvement projects. If you can tackle multiple tasks at once, you end up saving both time & money in the long run. So, before you call the job done, make it a point to inspect your baseboards & molding to see if its time for them to be replaced. Doing this before you tackle the paint on the wall will save you headaches later on & will only add to the facelift you’ve given your home interior.

Just like with roller paint application, painters are not limited to using just one stroke when cutting in. It is important, however, to work towards the edge of the corners applying even pressure. If time permits, painters should allow their cut in work to dry completely before applying paint with rollers, keeping in mind that light touchups on corners and edges will always be required at the end.

Interesting information! We just got scammed in White Stone, Virginia... we chose the same color, but went from a flat to an eggshell finish. I wasn't available to stand over the painter while he painted. For such a detailed job, I marveled at how quickly he finished the project! After he was paid for the job, we discovered all he did was roll paint across the walls and close to the crown, baseboards and detailed trim around windows and doors leaving about an inch or so of the flat finish. By using the same color, he didn't even do the job he was paid to do, which explained why he could finish the job so quickly. By using the same color... he got lucky and passed it off as a completed job not bothering to paint to and cut in around the trim. Upon further evaluation of our walls we could see exactly where he stopped because we could see the difference between the flat and eggshell finishes. There are walls he didn't even bother to paint. Then where he did paint near the crown when we were in the room watching ... he hit the crown moulding and tried to tell us it was already there... and tried to sell us on painting the crown moulding. I am so disgusted and upset!! He'll be hearing from us to rectify the situation.

Not all people live where they can hire a painting contractor, like you describe. People who live in small towns can only hire painters who have a very small business, and do two or three paint jobs per week. In this case, you do have to be very careful, when you hire a painter, as we have several, in our area, who are out to make a fast buck anyway they can.
I've seen this article sent out 4 times now. It's out dated in terms of today's "Scams." Paint stores haven't charged more money for deeper paint colors in over 15 years. Also Water downed paint? Seriously? That would never happen in the real world. And Wall repair? what painter would ever not assume wall repair as included? This article is a waste of time and should be taken down or edited to reflect actual scams of todays times.

I was a painting contractor for many years and never asked for a deposit upfront. A good contractor should have great credit with his suppliers and an even better contract if the deal should go south before the job is done. Get to know your customer and explain how each paint covers so they understand fully before you have to apply 3 or 4 coats. If you didn't bid your job right and the client has already signed the contract then that is on you not the client. Yes I haven had to eat the difference but the client was happy and a return customer for years so I made up for it.
I had originally budgeted a lower amount for this project....painting had always been a DIY project in this home, so I didn't have a clue.
