Also, tape off ceilings, door and window frames, and any other place you don't want paint to land. Depending on the size of the room and the number of doors and windows, it might take you 2-3 times the amount of time to prep as to paint. I've never had a contractor paint in my home, but if I did, the first question I'd ask is for a detailed list of how much preparation they would do. If it wouldn't be at least as thorough as mine, I wouldn't hire them. Also, ask about priming before painting, particularly if you're going to cover a darker color with a lighter one. There are now all in one primer/finish paints. If this is not going to be used, ask to have the primer tinted as close to the finish color as you can get.

The speed with which a painter can complete the job will determine its final cost, but time is difficult to estimate. Some painters have more experience and cover a wall faster, but some are more methodical and take more time. Most painters should be able to cover about 100 to 120 square feet of flat surface in an hour, unless they are working on a very large wall. Wood or plaster might reduce that amount to 80 to 100 square feet. You should also consider the time required for a first coat to dry before a second coat may be applied. A fellow (actually lives in the same neighborhood) by the name of Wayne Hickey (843-655-0366) painted the ceilings and most of the walls of our house in February 2017. He got paint all over my light fixtures, all over my trim around the doors, and had visible lap marks everywhere on the walls. He came back and rectified some of the problems, but not all, as I have noticed as I have had time to look more carefully at the work he and his assistant did. His assistant had no idea (not a clue) how to roll paint on a wall or ceiling. Some places were not covered. He said he would pull nails for pictures and then re-insert the nails exactly where they were. This he did not do as he promised. He painted over the nails. His assistant had no idea how to use a paint roller. I have painted all my life, and would have done this work myself, but I just had a full knee replacement and the other knee is in bad shape. I just could not do the work. Wayne is a pleasant and congenial individual, but he can not cut in a ceiling or wall to my satisfaction - not even close. He should have a putty knife and wet cloth with him all the time to correct any paint that might get applied where it shouldn't. That is something I always did as a painter. I would not recommend Wayne to paint anybody's home.

So, before you call the job done, make it a point to inspect your baseboards & molding to see if its time for them to be replaced. As an owners rep and former estimator for a gc i do expect to pay a reasonable deposit say 10 percent and then weekly progress payments. I am asking the painter to book his time and to do the work on my schedule. Most painting companies are not huge operations they will pay their staff weekly. For most repaints i ask for one tinted primer coat and one finish coat for 100 percent coverage. New work gets one tinted primer and two finish coats for 100 percent coverage. The cost of the paint is not really that different for colors or finish. Brands like european fine paint and C2 are more expensive than Ben Moore and sometimes more difficult to roll based on their consistency. Some home depot brands are as expensive as the Ben Moore and of equal quality others aren't. Red paints are notorious for number of coats required and special priming requirements.
I was taught to paint by a professional and when estimating the amount of paint needed, I always allow for a second coat just to make sure of coverage. We interviewed a painter who tried to tell me I bought poor quality paint without knowing where I purchased it, and stated he would have to buy all new paint. He had not seen the cans and was just guessing so I asked him where I should buy paint from now on. It was the same place I had purchased my paint and he wanted to charge me an extra 20 a gallon more than what I paid for. Needless to say, I have interviewed numerous painters and they are not all honest.

If you are going to hire a contractor (professional painter) give a room by room punch list of the fixing of holes small or big, have it identified for the painter to tell you if you need a drywall finisher or if he does this type of work good. Wall repairs can be 3-5 steps to do repairs ( one per day for good drying of patching material and a good sanding) this is what gives you a good paint job only using high quality paint.
@Neil What is the use of repeating lessons when there is so much more to be learned? Technology has moved on from the adz. Plumbers use PEC, insulation is sprayed, glue-lams allow for open floor plans and furnaces are no longer stoked with coal. As for the new people, if these trades cannot attract fresh blood we will all be unable to get homes built and repairs made. I don't yearn for my first home with the leaky concrete block foundation, failing well pump and an oil furnace held up by the plenum.
