Sand the trim with a fine-grit sanding sponge. Sponges get into crevices where sandpaper can’t go and let you apply even pressure. Then apply the first coat of paint, let it dry at least 24 hours, lightly sand it again for a completely smooth surface, and apply the second coat. After each sanding, vacuum the trim, then wipe it down with a tack cloth to remove the dust.

Rolling paint from a paint tray is a futile, messy proposition. Here's a faster, neater, better approach: Roll paint directly from a 5-gallon bucket using a paint grid. A paint grid is simply a rectangular, rigid metal or plastic screen that hooks onto the rim of the bucket. Fill the bucket about halfway with paint, then hang the grid inside the bucket. Dip the roller sleeve into the paint, and roll it against the grid to remove excess paint. It's that easy. At the end of the day, drop the grid into the bucket and snap on the lid

Prime. Dark colors, stains (once sealed), and previously unpainted surfaces (drywall, spackle, etc.) will need a primer coat, usually white. NOTE: most paint stores & home improvement centers will now tint primer (at no charge) to match fairly close to the color of the finished coat, that way two coats of primer need not be applied. Second coats on similar colors are almost never recogicnized as being needed until the coat is applied and has dried. ONLY THEN WILL YOU SEE WHETHER IT NEEDS A SECOND COAT or not. Yes, painters can use a cheaper paint then what you paid for. That is solved by getting your own which, I would charge extra for because I will always have to go get more, or add second coat because home owner tried to skimp on paint, or they got the wrong color etc...

Sanding not only feathers out chipped paint but also provides "tooth" for the next coat of paint. For glossy trim, use a sanding sponge rather than sandpaper. Sponges mold to the shape of the trim and last longer than paper. When applying latex over alkyd paint or when he is not sure of the original finish, Brian Doherty, a painter in Richmond, Virginia, follows the hand-sanding with liquid sandpaper to make sure the surface is completely deglossed to prevent incompatibility problems. "I've seen homes where latex was used on oil-painted trim, and the paint started to peel in less than a year," says Doherty.

An easy way to calculate the square footage of a room, is to measure and add the total length of the all the walls, then multiplying that total by the height of the room. If there are big areas within that space that are not getting painted, it’s a good idea to deduct their square footage from the total. Examples are: a large window wall, double doors, or a wallpapered wall. If two coats are required, the measured square footage is doubled. In a 10 by 14 room the walls have a linear length of 48 feet. Multiplying 48 times 8 (the height of the walls) will give us 384 square feet of paintable wall.
