The walls must be properly cleaned prior to applying primer or paint. This involves using a mixture of soap and water. When your brush is loaded with paint, it's easy to create runs by applying too much paint in corners or along trim. To avoid that, start brushing about 1/2 inch away from the cut-in area to apply the paint. As the brush unloads, move over and slowly drag the brush along the trim or corner. Let the bristles gently push the paint against the cut-in area where the walls meet. You may have to do this a couple of times to get complete coverage, but it'll avoid excess paint along woodwork and in corners.
Cleaning oil-based paints can be a challenge. Sometimes it’s best to let your tools dry and throw them away. However, if you plan on saving your tools you’ll need mineral spirits, paint thinner or lacquer thinner, a cleaning comb or brush and two metal containers or glass jars with lids. I've seen this done many years ago by a guy who did all sorts of jobs where I lived. My dad caught him painting his boss's roof and he was watering down the paint. The secret to a finish that's free of lap and brush marks is mixing a paint extender (also called a paint conditioner), such as Floetrol, into the paint. This does two things. First, it slows down the paint drying time, giving you a longer window to overlap just-painted areas without getting ugly lap marks that happen when you paint over dried paint and darken the color. Second, paint extender levels out the paint so brush strokes are virtually eliminated (or at least much less obvious). Pros use extenders when painting drywall, woodwork, cabinets and doors. Painting interior walls is a task better accomplished with foam rollers, because they are easy to use and can evenly cover large surface areas quickly. Foam rollers and brushes should never be overloaded with paint, as it can create drips, uneven coverage and can take longer to dry. It’s easy to get frustrated when the paint is fresh and does not look like a photo from the paint catalog, but remember: that’s something that usually happens after the second coat dries.

I disagree with your criteria to hire a painter. A prompt returned call is nice but does not indicate the quality or fairness of the painter. As far as a written estimate, that should be more of a qualifier for the bid versus an evaluation criterion. I'm not sure one would have favorable results by hiring a painter on this basis. As far as the bidding process, change orders should ONLY be used if the customer requests additional scope (PMP 101). Angie's list should consider asking reviewers if/how much they were told to pay compared with the estimate. Unfortunately, there are a lot of contractors that are unethical and need to be accountable.

An easy way to calculate the square footage of a room, is to measure and add the total length of the all the walls, then multiplying that total by the height of the room. If there are big areas within that space that are not getting painted, it’s a good idea to deduct their square footage from the total. Examples are: a large window wall, double doors, or a wallpapered wall. If two coats are required, the measured square footage is doubled. In a 10 by 14 room the walls have a linear length of 48 feet. Multiplying 48 times 8 (the height of the walls) will give us 384 square feet of paintable wall.
I turn away any job when the client refuses to pay anything up front. It sends a red flag. I also charge a scheduling fee which is non-refundable. I get 33 percent when I show up and begin work. Another percentage halfway through, and the balance upon completion after client is satisfied. There needs to be skin in the game for both parties as a measure of good faith. If you are dealing with a reputable company (did your due diligence, right?) why wouldn't you want to pay something as work progresses? We do this not only because we love to paint but we require cash flow to stay in business. There is not always 'money in the bank' as you suggest. It's tough these days. The suggestion buy 'Kim' 'Never pay a contractor a deposit' is nonsensical.

This person will care for the needs of the rest of the workforce, fetch drinks, make sandwiches, make runs to the store for last-minute needs, cook (or arrange) lunch and dinner, make phone calls, get directions, wash brushes, etc. Don't underestimate the need for this key person! When not gainfully employed, he or she can do some rolling.
When coverage is difficult to estimate, add more rather than less. You can always pour the leftover back into cans. For large jobs, use the bucket and a roller screen rather than a roller tray. It’s much faster to load your roller with the screen than to use a roller pan. Simply dunk the roller into the paint bucket, then roll it along the screen until it stops dripping.

The increase is notable for a full exterior paint job if lead based paint found. On interior work, the extra costs are relatively small: a few percent usually. RRP is ONLY about dust from DISTURBING lead based paint.

Prep. For new work the painter accepts the finish done by the drywall or plaster and once he accepts the work and starts painting he owns any wall repairs. Existing work is a different thing. I take a high intensity light and circle the kinds of defects with chalk so we are all in agreement before they start. I would not recommend this company for the following reasons:1. Original appointment was very specific to them on what was needed and to take photos for 3 apartment unit plumbing fixture repairs. One unit had a bathroom tub/shower backup.2. No photos taken, 3 trips later and only 1 unit completed to satisfaction. (Backup) 3. Other faucets unable to find on line with their suppliers and repair 4. Had to find another plumbing company to complete the jobs. 5. Invoicing had to be redone as not in detail of job address for tax purposes 6. Bad communication throughout the project process with their internal customer service. Their technician and project manager ordering parts. 7. For the back up. Did not bring out correct snake on both trips and had to replace lines as too small to break through backup. Costing over $800 for 3 trips just to complete that situation out. 8. Ordered the wrong parts when 2nd trip out since no photos taken to confirm what was needed. Very dissatisfied and will never ask them to work in any of our rental properties again.
